The short answer: In North Idaho in 2026, homes priced correctly from the first day sold quickly, and many drew multiple offers. Homes priced above what buyers saw as their value sat longer or sold well under list price. If you plan to sell in 2027, price inside your Realtor's recommended range, watch the first two weeks closely, and adjust fast.
2026 has been a hot, hot, hot year for our team, and it came with real challenges. As we head into the fourth quarter and winter, 99% of Lifestyle North Realty's listings have sold so far this year, with a 98.9% list price to sold price ratio. Here is what we learned, what the local numbers show, and how to prepare if you want to sell in spring 2027.
What the North Idaho market looked like in 2026
Prices held up across the region, but the pace changed from month to month.
- Kootenai County: Redfin reported a median sale price of $587,195 for the three months ending September 2026, up 3.9% from a year earlier, with a median of 30 days on market and a 98.1% sale to list price ratio. 23.2% of homes had a price drop.
- Coeur d'Alene: Redfin reported a median sale price of $568,729 for the three months ending September 2026, with a median of 29 days on market. 42.5% of homes had a price drop.
- Bonner County: Redfin reported a median sale price of $598,560 for the three months ending September 2026, with a median of 83 days on market, up from 65 days a year earlier.
- Inventory: Coeur d'Alene Regional REALTORS reported 1,094 active listings in Kootenai County in September 2026, down slightly from last year, as reported by the Coeur d'Alene Press.
One month busy, the next month quiet
We like home valuations to be as current as possible, with comparable sales from the past three months when we can get them. Even that window was a challenge this year. Pricing correctly has been the theme of our recent market, and headlines affect what buyers do. We felt strong buyer activity one month and silence the next. That is the sign of our times.
Redfin's Kootenai County data shows it clearly. Median days on market went from 63 days in January 2026 to 15 days in April, then back to 30 days in September. The share of homes with price drops rose from about 10% in February to 23.2% in September.
Careful buyers and intense negotiations was the theme of the market. That goes for buyers with loans and cash buyers alike. Negotiations this year were intense, to say the least, but there were many rewards along the way.
When the appraisal or the market moves
Some of our appraisals did not support what the buyer thought the home was worth. In other cases, the market changed suddenly after the home was listed. Either one affects the value of the home, no matter what past comparable sales told us.
How should you price your home to sell in 2027?
Whatever you think your home is worth, and even if you had a third party appraisal done, be intentional about the launch of your listing.
- Price within the specific range, lowest to highest, that your Realtor recommends at that time.
- List at the mid or lowest recommended price if you can afford to. These list prices bring the most action.
- Never price over the highest recommended max price.
- Be ready to adjust quickly. Homes under $3M in this area should sell quickly if priced correctly.
Watch the first two weeks
If you launch and get no showings, or minimal showings, calls, and interest in the first two weeks, you can assume your home isn't getting the attention it needs or isn't priced within market realities. Buyers are the market decision makers. Listen to what they're telling you. Your Realtor should advise you and report to you every week during the launch.
Don't wait a month to act. The longer your home sits, the lower the net you could receive from your sale. It erodes your bottom line in almost every case. This isn't Realtor fluff. It has been proven over and over.
Planning to list in spring 2027? Start now
- Hire your Realtor now. They can tell you what needs to be done and what doesn't.
- Use the winter for interior work. It's a great time for touch ups, repairs, and anything else you need before a spring listing.
- Take fall exterior photos now. That covers you in case of snow or a longer winter than expected. Get interior shots once the home is staged and ready.
- Get a home valuation within one month of listing. Anything earlier may not reflect the spring market.
- Watch winter sales. Homes that sell over the winter could sell under list price. Your Realtor should know your home's value now and watch the market while you wait.
- Time your launch. Your Realtor may suggest listing earlier, before more inventory hits the market, or closer to the spring buying season, depending on how the market is performing for your property.
The Four Ps of a successful listing launch
At Lifestyle North, we train our agents on a specific system that our team leaders and top agents nationwide have used to sell listings faster and for the highest possible price. Most agents don't use this formula, but it's critical to the strategy. We strictly use the Four Ps.
1. Pricing
The most important factor. We give you a minimum, mid range, and highest max value recommendation based on potential days on market, all built with real appraisal standard adjustments and the most current market data.
2. Preparation
Buyers will likely see your home online first, and that first impression decides how much action you get. In NAR's 2025 Profile of Home Buyers and Sellers, 46% of buyers said their first step was looking online for properties for sale, and 52% found the home they bought on the internet. Declutter, depersonalize, and stage.
3. Presentation
Magazine quality professional photos and video, floor plans, tours, and every asset that first impression needs. The same NAR report found 81% of buyers rated photos very useful.
4. Positioning
We present the home to the market, with our team putting it in front of the right buyers and buyer agents and carrying out a specific story and strategy aimed at that buyer.
Each of these includes several smaller tasks that take expertise, time, and money to produce. Some teams and agents include all costs up front in their fee, and some don't. The Lifestyle North team provides additional marketing services to our members on top of each agent's own marketing, for the most visibility possible. I believe these same factors will play a huge part in the 2027 market.
Frequently asked questions
How fast are homes selling in Kootenai County?
Redfin reported a median of 30 days on market in Kootenai County for September 2026, the same as a year earlier. Earlier in the year it ranged from 63 days in January to 15 days in April.
What happens if my home gets few showings in the first two weeks?
Treat it as a sign your home isn't getting the attention it needs or isn't priced within market realities. Talk with your Realtor and adjust quickly instead of waiting a month.
When should I get a home valuation for a spring 2027 listing?
Within one month before you list. A valuation done earlier may not reflect the spring market.
Should I list above my Realtor's recommended price to leave room to negotiate?
No. Never list above the highest recommended price. In 2026, homes priced above perceived market value had longer days on market or sold well under list price.
